About the Project

The sloped site is located in a busy portion of Rosslyn, just across the Potomac River from Washington DC. The challenges for this site are that Clarendon Boulevard bisects the site creating two triangular lots and the 15-story building on the northwest portion of the site has long leases with retail tenants.  The parking structure spanning both triangular extends below the road and must be operational to support the existing office tower and retail use.

KGD as master planner and architect developed a highest and best use of site consisting of two 26-story towers residential towers and creating public-park between the buildings while maintaining the retail base.

Traffic studies indicated that removing the diagonal road bisecting the site would improve traffic flow and pedestrian safety. The towers would be developed in a phased manner. The design challenges resulted in two triangular glass towers. The orientation of the space between the towers is designed to admit light into the park. Retail use is provided below the towers activating the street and public areas.
