The building site was originally an isolated parcel at the edge of the Penrose development. An old gas supply company building blocked access to the sure and a creek/wetland further bifurcated the site from the rest of the development. With an opportunity for extended visibility on Route 28, the site was reworked and the project developed into a simple yet iconic new building strategically located to anchor the Penrose Office Park. The introduction of a Class A building raises the value of adjoining parcels that have been dominated with warehouse and big box retail, and enhances Route 28 as a major gateway to Dulles Airport.
A modern language was developed for the building with the office mass sitting on piers over the parking. The elevated building provides for protected parking without the expense of below-grade construction, and the additional building height improved visibility. The building design provides an open, light-filled and efficient floor plate.
