KGD Architecture evaluated several building sites at Potomac Yard for a good fit the Institute for Defense Analyses (IDA) and recommended one that was initially Masterplanned for a hotel. KGD created a new Masterplan for a 400,000 SF office building with above- and below-grade parking. After obtaining Concept Plan approval for change of use, KGD has designed the building for IDA with a 300-seat conference center and cafeteria with a commercial kitchen.
Retail is not allowed in this secure building, so the cafeteria is placed on a portion of the building that is just across an urban park. The activity in the cafeteria will be visible from the street, thus presenting an active streetscape. The project was approved by the City in 2012.
